Gunnison Butte Ranch--485 acres of productive Utah cattle ranch with grazing permits for sale

The Gunnison Butte Ranch is a unique property and undisputedly the most scenic location in the area.  Located at the mouth of Gray Canyon on the Green River just 7 miles north of the town of Green River, this ranch sits underneath the impressive monuments of the Gunnison Butte and the Bookcliffs Wilderness. The farm offers the ultimate end-of-the-road privacy while still being close to services. Agricultural production is outstanding, due to the friendly climate and superior water resources.

Outstanding water rights--superior adjudicated water rights on Utah farm for sale

Green River, Utah is renowned nationwide for its watermelons, a crop that demands a lot of water and a long growing season.  Most crops flourish here due to the long growing season (up to 157 days) and abundance of water offering many crop possibilities and options.  This historic farm dates back prior to 1885 and consists of two parcels. The first parcel is 155+/- acres with all acres given a historic irrigated status with an over-abundance of water (600 acre feet adjudicated), irrigated by a 2006 Valley model 8000 center pivot. The home base of the ranch is 330 acres with 210 acres water righted. Currently the home place is irrigated by a 20006 Model 8000 Valley center pivot, 5 side-roll sprinklers, and 15 acres of gated pipe, along with another 800 acre feet of priority water rights directly from the Green River.

301-AUM grazing permit in the La Salle Mountains included in sale

This Utah cattle ranch offers a great balance, with the ability to remove livestock from the hayfields and bring the animals to US Forest Serivce high-country grazing permits. The owner has included a very high-quality permit in the La Salle Mountains in southeast Utah as part of the package. The permit allows for 301 cow-calf pairs to be grazed for 5 full months over the summer, culiminating in mid-October.

Quality improvements on Utah ranch for sale

The Gunnison Butte Ranch has a quality set of improvements, including two 2006 Nashua modular homes, one with 2,160 square feet upstairs and an unfinished basement. The other is 3,160 square feet, including the finished basement, both homes totaling 7 bedrooms and 5 baths. Other improvements include a 25x40 Quonset shop, 1,000 feet of feed bunks, pipe corrals, 30 x 50 steel barn with 220 power, working alley, and power to the corrals.

Center pivot irrigation results in outstanding hay production

Current crop is alfalfa, and the current owner can achieve 5-6 cuttings a year of dairy-quality alfalfa.  The windrows are sometimes so deep that they can’t be straddled with a large tractor while baling. The water is supplied by a state-of-the-art pumping system directly from the Green river. This system was engineered by Harward Irrigation Systems of Springville, Utah, a company known across the West for excellent water engineering.  Historically the farm has produced sugar beets, corn, melons, dairy quality alfalfa, and high quality grass mix horse hay for sale. The farm averages about 6 tons to the acre in most years.

Wildlife abounds on Gunnison Butte Farm--adjacent to State Wildlife Area for bighorn sheep

The Gunnison Butte Farm is bounded on the north by the Bookcliffs and on the south by the Green River for ½ mile of river frontage. Due to its location, this farm is home to many species of animals, including mule deer, Rocky Mountain bighorn sheep, wild turkey, quail, chukar, pheasants, waterfowl, and many other birds, as it is on a migration route.  The possibilities for this farm are endless with its incredible views of the surrounding buttes, river frontage, and wildlife. The property is bordered on the north by a special Rocky Mountain Bighorn Sheep management area, and bighorns routinely ply the cliffs to the north of the ranch.

Ready for growth--Green River has projects coming

A town of about 1,000 people, Green River offers a full line of services, including a modern Western Family Grocery and Bakery, Ace Hardware and Lumber yard, Napa Auto Parts and several auto and truck repair shops.  The schools offer K-12 with 20-30 kids per class. There are 3 churches in town: the Bible Church, the Catholic Church and the LDS Church.  There are also several restaurants, truck stops and motels along with 5 fast food restaurants. It’s over 100 miles in either direction on I-70 to the nearest town of any size, so Green River is poised for growth in the area. A large power plant has been proposed south of Green River, which has the potential for rapid growth in the community.
